BEFORE YOU MOVE IN:
Application Fee £300 inc VAT
Referencing up to two tenants (identify, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.
Additional Applicants £50 inc VAT
Each additional applicant over the age of 18 regardless of their status will need to go through the application process and be named on the tenancy agreement.
Guarantor Application £55 inc VAT
Should your application need a gaurantor then they will be referenced in the same manner as an applicant. The fee includes a credit worthiness checks, employer references and the drawing up of the Guarantor Agreement.
Express Application £50 inc VAT
This fee is payable in advance should an applicant wish to fast track their application and move in within 3-5 days.
Amendment to Terms £25 inc VAT
Once terms have been negoitated a considerable amount of effort and administration is inloved to set up a tenancy, any changes to the terms negotiated will attract this fee.
Pet Deposit £500 (may be negoiated with Landlord) inc VAT
To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.
Checkout Fee £45 inc VAT
At the end of your tenancy, Harvey Baines will attend the property and produce a condition report that will assess the condition of the property and it's cleaniness. This service is designed to illustrate to the Landlord that you have kept to the terms & conditions and and thus avoid any unnnecessary dealys to teh return of your deposit.
DURING THE TENANCY:
Additional Tenant £150 inc VAT
To add additional tenants to the tenancy (identify, immigration and visa confirmation, financial credit checks, obtaining references).
Renewal Fee £55 (6 months) £85 (12 months) inc VAT
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
Late Payment of Rent £30 (per reminder)inc VAT
Rent which is not received on the due date attracts a collection charge, this covers the cost of and is not exclusive to sending out reminders, emails, telephone calls. The first reminder is NOT charged.
Copy Tenancy Documents £30 inc VAT
Any request for a duplicate copy of a document that has previously been provided to you.
Early Termination Fee £75 inc VAT
To negotiate with the Landlord the early termination and resolution of the tenancy subject to the Landlords’ approval.
ENDING YOUR TENANCY:
Check Out Fee £45 inc VAT
Attending the property to undertake a final checkout inspection, comparing with the original condition of the property and negotiating release of the security deposit.
Landord/Reference Fee £55 inc VAT
Collating information and preparing a reference for a future Landlord or Letting Agent.
OTHER FEES AND CHARGES:
Lost Security Items £45 (plus item cost) inc VAT
Obtaining necessary permissions, sourcing providers and travel costs.
Missed Appointment Fee £55 inc VAT
